Tenant’s Guide

Here are some tips to assist you as you prepare for tenancy:

1. You will be required to pay a rental deposit inclusive of the first month’s rent and a refundable security deposit.

2. Budget for your utility bills such as water, electricity, cable/satellite TV and phone/internet service.

3. Confirm you property preferences – unfurnished, semi-furnished (kitchen & laundry appliances) or furnished (furniture & appliances)

4. Your tenancy application may require professional & landlord references and proof of income

5. You will be required to sign a rental agreement which is a legally binding document with the rights and obligations of both landlords and tenants.

6. Keys will only be handed over to you once the security deposit and the first month’s rent are paid and the rental agreement is fully signed by both parties.

7. You should transfer the utilities into your name a few weeks prior to moving in to ensure a smooth transition

8. You may have to review and sign off on an inventory list at the start of tenancy.

9. Rent should be paid on time and any maintenance issues reported in a timely manner

10. Several weeks prior to the end of your tenancy, you should let your landlord know if you will be staying longer and renewing your agreement

11. On moving out the property should be thoroughly cleaned and utility bills  paid in full

12. Keys should be turned back into the landlord.

13. The security deposit should be returned within the time period stated on the rental agreement (1-2wks) once there are no deductions or issues.
